Senior Project Manager, Area Development (Construction)

The function

Your Role and Impact
As a Senior Project Manager for Area Development, you will be responsible for the comprehensive development of the outdoor areas on the UMC Utrecht campus. You will be working on an ambitious program with a budget of approximately €150 million.

Your responsibilities will include:

  • The Development of a New Urban Planning Framework and Environmental Plan
  • The construction of a parking facility with 2,600 spaces
  • The new replacement building for the Ronald McDonald House
  • The development of the site into a green “common green”

You operate in a complex environment with many different interests and stakeholders. In this context, you take the lead and ensure that plans are actually carried out.

What will you be doing?
In this role, you’ll be responsible from start to finish for the successful completion of complex area development projects. You’ll start in the planning phase, where you’ll guide the development of the area and translate ambitions into concrete, feasible plans. You’ll ensure that these plans are translated into clear programs of requirements and well-supported designs, while continuously keeping an eye on coherence, feasibility, and quality.

Throughout the entire process, you maintain firm control. You monitor progress, manage the schedule and budget, and ensure that risks are identified and mitigated in a timely manner. At the same time, you never lose sight of the project’s substantive quality and long-term vision for the area. You know exactly when to make adjustments and when to give specialists the space they need.

You play a key role in overseeing planning and legal processes. You ensure that procedures proceed according to schedule and that all necessary agreements are carefully prepared and finalized. In doing so, you work within the framework of the Environment Act and coordinate closely with the relevant government agencies.

A large part of your success lies in connecting people and interests. You actively maintain contact with stakeholders such as municipalities, the province, the water board, partners within Utrecht Science Park, and local residents. You understand their interests and know how to bring them together to develop solutions that enjoy broad support.

At UMC Utrecht, you will work closely with fellow project managers, consultants, and the Facilities Department. You will ensure that site and building development are well aligned, thereby strengthening the program’s integrated approach. You will manage design teams and contractors, evaluate plans, and ensure that implementation proceeds in accordance with agreements.

In addition, you are a strong counterpart at the executive level. You advise senior management and the board, prepare for decision-making, and know how to communicate complex issues clearly and persuasively. You switch effortlessly between strategy and execution, always keeping the ultimate goal in mind.

Your profile

You are an experienced project manager with vision, decisiveness, and a keen sense of organizational dynamics.
You bring the following:

  • A completed associate's or bachelor's degree (e.g., architecture, urban planning, real estate)
  • At least 7 years of experience with large-scale area development (> €50 mln)
  • Experience with planning processes and the Environment Act
  • Knowledge of project management methodologies (PRINCE2/IPMA)
  • Strong communication and leadership skills
